Mortgage Payment Calculator (P&I)

Enter price, down payment, rate and term. See principal-and-interest, optional tax/insurance/HOA totals, lifetime interest and sample amortization rows.

Estimate only. Standard amortizing P&I. Taxes, insurance and HOA are your inputs — not escrow quotes. Not a loan offer or advice.

What principal and interest means

A fixed-rate mortgage payment is usually quoted as principal and interest (P&I): the amount that amortizes your loan balance at the note rate over the agreed term. Escrow for property taxes and homeowners insurance, mortgage insurance and HOA dues often sit on top of P&I in the total housing payment you actually wire each month.

This calculator solves the standard amortizing payment formula, then layers optional monthly tax, insurance and HOA fields so you can sketch a fuller housing number. Lenders may round differently and may use daily interest accrual conventions that differ by a few cents from this transparent monthly model.

US search demand for mortgage calculators remains enormous. Third-party Keyword Planner summaries from 2026 put “mortgage calculator” near 2.7 million monthly US searches. High-intent refinance and quote keywords price much higher in Google Ads studies — which is why clear educational tools still attract valuable attention even when they are not lead forms.

How to read the inputs

Home price minus down payment is the starting loan amount. Interest rate is the note rate you want to model — not necessarily today’s average. Term in years converts to months (30 years = 360 payments). Property tax, insurance and HOA are monthly estimates you supply from a tax bill, insurance quote or HOA statement.

Down-payment percentage matters for mortgage insurance and pricing overlays, but this page does not invent PMI premiums. If your down payment is under 20% on a conventional loan, ask the lender for MI quotes separately and add them to the housing total mentally.

Change one input at a time. Compare a 15-year versus 30-year term with the same rate to see how payment and total interest trade off. A lower payment is not automatically a better deal if you stretch the term and pay far more interest.

Amortization in plain English

Early payments are interest-heavy; later payments are principal-heavy. The sample table shows the first year, selected later months and the final payment so you can see the pattern without scrolling hundreds of rows.

Extra principal payments — not modelled on this page — reduce interest by cutting the balance sooner. If you plan to prepay, ask your servicer how to designate principal-only payments and confirm there is no prepayment penalty on your note.

Adjustable-rate mortgages, interest-only periods, negative amortization and buydown schedules need different math. Do not force those products into this fixed P&I sketch.

What this tool does not include

Origination charges, discount points, title fees, prepaid interest and escrow seeds appear on the Closing Disclosure, not in a simple P&I box. Use the CFPB Loan Estimate and Closing Disclosure guides when you compare offers.

Income taxes, potential mortgage interest deductions and state conformity rules are out of scope. Talk to a tax professional before assuming a deduction changes your after-tax payment.

Affordability relative to income is covered on our how-much-house calculator. Refinance timing is on the refinance break-even page.

Using results with a lender

Bring your own spreadsheet of scenarios to a loan officer. Ask for Annual Percentage Rate (APR), not only the note rate, and ask whether quotes assume the same lock period, points and loan amount.

A pre-approval is a credit-backed estimate; a pre-qualification may be softer. Neither is a commitment until underwriting clears and you receive final disclosures.

If numbers on a marketing flyer disagree with this calculator by a wide margin, ask which fees and escrow items were included. Marketing “payments” sometimes omit taxes and insurance.

Privacy and honesty

Calculations run locally in your browser on HomeStack. We do not need an account and we do not receive the numbers you type. Advertisers help keep the tools free; ads are labelled. Affiliate links, when present, use rel="sponsored" and are described in the affiliate disclosure.

HomeStack is not a lender or broker. Confirm rates, APRs and closing costs on an official Loan Estimate.

Using this tool responsibly means entering figures from your statements or quotes, changing one input at a time, and treating the output as a conversation starter with a licensed professional — not a decision by itself.

Frequently asked questions

Is this the same as my escrow payment?

Not necessarily. Escrow can include taxes, insurance and MI with cushions. This tool separates optional tax/insurance/HOA fields from P&I.

Can I model biweekly payments?

Not on this page. Biweekly schedules effectively create an extra payment each year; ask your servicer how they apply them.
