What break-even means here
Upfront refinance costs (lender fees, title, recording, prepaid items and any discount points) need to be recovered from monthly P&I savings. Divide total cost by monthly savings to estimate months to break even. If you move or refinance again before that point, the refinance may not have paid for itself on this metric.
Google Ads studies in 2026 show refinance-related keywords among the priciest mortgage terms — a signal of commercial intent. That competition is exactly why consumers need clear math before responding to “save thousands” ads.
Term reset warning
Replacing a loan with 10 years left using a new 30-year loan can lower the payment while increasing lifetime interest. Ask for a quote that keeps a similar remaining term if your goal is interest savings rather than cash-flow relief.
Cash-out refinances add a different risk: you are re-levering the home. Model the new balance carefully and separate “rate refinance” goals from “cash out” goals.
Costs to include
Discount points are prepaid interest paid at closing. Third-party fees vary by locality. Lender credits can offset costs in exchange for a higher rate — another trade-off to price explicitly.
Use our refinance costs guide alongside a real Loan Estimate. Marketing APRs that assume impossible credit scenarios are not personal offers.
When refinancing may not help
If you plan to sell soon, if closing costs are high relative to savings, or if you are stretching the term mainly to free cash for discretionary spending, run the numbers twice. Consider whether a smaller principal prepayment on the current loan achieves part of the goal without new fees.

Using this tool responsibly
Enter figures from your own documents when you need a serious plan. Change one input at a time when comparing scenarios so cause and effect stay obvious. Revisit after life events, rate changes or new plan documents.
Write down the scenario you chose and the assumption that mattered most. Bring that short note to your conversation with a lender, plan administrator, tax professional or licensed insurance producer, depending on the topic.
